Canberra tenants should understand that normal wear and tear refers to the natural and gradual ageing of a rental property caused by everyday use over time. This can include minor scuff marks on walls faded paint worn carpets from regular foot traffic and slight loosening of fixtures or handles. It does not cover damage from neglect accidents or poor cleaning such as stains holes broken items or excessive dirt. Knowing the difference helps tenants set realistic expectations during the final inspection and avoid disputes. While normal wear and tear is acceptable the property must still be returned in a clean and reasonably well maintained condition.
